When you buy a home in Denver, you need to know exactly what you are buying.
Imagine how frustrated you would be to find out the hot water heater was not working—in the middle of a shower.
This is just one reason why you need to have a home inspection before you buy your home. A home inspection is an important part of the home buying. Consider it your home orientation.
Before you hire a home inspector, ask candidates these important questions to make sure you hire a trustworthy inspector you are really comfortable with.
What does your inspection cover? Not all inspections are the same. Ask to review a copy of a previoushome inspectionso you can see exactly what they will check inside the home for. If you are concerned about something specific you may have noticed at the home showing, like a leaky faucet in the bathroom, mention that to the inspector so they can check it out.
Are you certified? Colorado does not require home inspectors to hold a license, but some are certified. At the very least, choose a home inspector who belongs to theAmerican Society of Home Inspectors. This shows a level of professionalism and education.
What kind of report will you give me? You should expect a written report with photos detailing what the inspector found. Most inspectors will give you a typed report within a couple of days of the inspection. Make sure the inspector will be available to explain anything on the report that doesn’t make sense to you.
Will I be able to attend the inspection? If the inspector refuses to let you be present during the home inspection, find someone else. This is your chance to know exactly what you are buying and what potential you or the seller will have to make.

"My experience with Jim and Ion real estate has amazing. Jim is wonderful to work with. He listened to my challenges and offered suggestion on how to bring my score up to the 640 I would need for a loan to do repairs on the house I am interested in purchasing.
I have been working very hard on making a change in my finances so I can purchase a home in Bailey and it is a pleasure to feel hopeful that this will happen.
I am so grateful to Jim for listening and helping me understand the process.
